- Ask around and rely heavily on referrals and friends who have had experience with a Realtor. Good Realtors will give you a free evaluation and an action plan to sell your home. Choose a Realtor in whom you can place your trust.
- Ask the Realtor exactly what they will be doing for you and what they, in turn, will expect from you. This includes showing and the general handling of the details.
- Price your home right. Give yourself a reality check before you start. A property that is over-priced will stay on the market too long and makes both the public and other Realtors wonder what is wrong.
- Understand the current market conditions. If you are aware of the market, your expectations will be in line with reality.
- Be aware that you only have one chance for a first impression. Do some modest painting, cleaning and repairs. Do those little things you have been meaning to do.
- Find out what kinds of marketing and networking your realtor will conduct on your behalf.
- Leave the house but be available nearby during showings. If you must be inside, do not follow the prospective buyers around during the showing. Make them feel as though they have the privacy to talk and discuss your home while opening closets and cupboards and entering all rooms. They should not feel as though they are snooping or intruding.
- Ask your agent to go over a sample offer with you so you will have an idea of what to expect during an offer presentation.
- Do not let your emotions run away with you. A good Agent is as motivated to sell your home as you are, but a super Realtor is motivated to get you a little more by knowing their business.
- When you are notified about a showing, turn on all the lights, put on soft music, and go for a walk.
