How to Prepare Your Home to Sell
  • Get rid of the clutter, inside and out. Clean out the garage, the basement, cupboards, drawers, and closets. This project will cost you nothing and will yield great returns. Your house will look larger and well cared for.

  • Have a look at the gardens. If you have given up, at least till them to get rid of weeds. Now it looks like there is a spot to plant a future garden!

  • The clutter of forgotten toys, broken rakes, piles of tree branches, leftover paving stones, etc...  MUST GO! Ask your family members to put everything away when they are finished. A Neat Home Sells.

  • Loose doorknobs and handles speak volumes. Go through the house, tighten anything loose and oil doors that squeak.

  • Have an inspection done on your home. The cost is well worth it and will address anything that needs attention before the Buyers or their inspectors find it. A home inspection done by a professional inspector is respected in the industry as a stamp of approval. Little Things that could cost the deal can be fixed in advance.

  • Get an Up-To-Date inspection tag on your furnace and hot water heater. Current tags indicate that the owners are aware of good maintenance.

  • Replace Torn Screens.

  • Be sure that all lights are in good working order and that bulbs are replaced. When the house is being shown, turn on all of the lights. A bright home shows much better than a dark one.

  • Budget yourself at least $200 dollars for paint. Pick the worst areas and give them a facelift. Only paint if a good wash doesn't do the job.

  • Check the taps for leaks and drips. Do the toilets run well?

  • Assemble the cleaning crew. If everyone pitches in, the job will not take too long. Clean everything. A buyer equates clean with care and quality and quality gets more money and a faster sale.
NOTE: Just because your home is for sale does not mean you need to stop living in it. Buyers expect to find kids toys around and a magazine on the couch. It is important that the initial preparation is done. After that, a daily touch up should keep the property show able. One valuable tip on the day-to-day living while the home is on the market is to use only what is required, keep the clutter down, and your ultimate move to a minimum.
